These terms and conditions form part of the contract between you and us when you make a booking at Beach Lawn House.
This document sets out our responsibilities to you and your obligations to us when you book your accommodation
This contract binds you & all the members of your party.
It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking.
Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

- DEFINITIONS AND INTERPRETATION
- ‘we’ or ‘us’ ‘our” & Licensor means Beach Lawn House. “the client, the occupier “you” your” “Licensee” means all persons and or the entity named in the booking details “accommodation” means the room we hire to you under the terms of the contract. “booking details” means the confirmation letter sent by email to confirm your booking for the hire of accommodation which consists of these terms and conditions “guests” anybody using the accommodation with you who has not been named in the booking details
- OCCUPATION PERMITTED USE
- The Licensor permits the Licensee to occupy the Property and to use the Contents on a non-exclusive basis for the Term in consideration of the Fee paid subject to the terms and conditions contained in this agreement.
- Residential accommodation only
- Bookings cannot be accepted from persons under eighteen years of age.
- Beach Lawn House reserves the right to refuse a booking without giving any reason.
- The occupier must not assign, underlet or part with or share possession of the Property or any part of it. Even if no charges are made.
- No parties or events – the maximum number of persons using the accommodation at any time must not exceed those listed on the booking form unless by prior written agreement with Beach Lawn House. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
- We reserve the right to terminate a stay without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
- RESERVATIONS & CONFIRMATIONS
- Bookings will be confirmed on receipt of a 25% non-refundable deposit or if your stay is less than 6 weeks away payment will be required in full.
- All payments due can be made by debit card, credit card, BAC’s or by pre- arranged bank transfer payment into the 13 Beach Lawn Ltd account.Account Name: 13 Beach Lawn Ltd

Sort Code: 20 42 76 - All payments are to be in Pounds Sterling and if you are paying using a business credit card a surcharge of 4% will be applied. Any bank charges incurred should be paid by the guest.
- The credit or debit card that you use MUST be registered to the address that you give to us when you book.
- All pricing is based on up to two persons staying in the accommodation.
- Depending upon the room that you have booked we may be able to accommodate other guests in your room, the charges will be as follows (see room details on our web site for details of capacity)
- Extra adults £50 per night
- Extra children (6 to 14yrs) £35Note: We DONOT allow children under the age of 6 yrs. to stay in the property.
- NO TENANCY
- This agreement is made on the basis that the Property is to be occupied by the Licensee for a short term (less than 90 days) without the right to exclusive possession.
- The Licensee acknowledges that no tenancy is granted by the Agreement and that no statutory periodic tenancy will arise on the determination of the Term.
- UTILITIES
- All utilities are included in the rental eg Gas , Electricity , Water , Council Tax
- SOILAGE & DAMAGE DEPOSITS
- A soilage & damage deposit will be taken as a pre authorisation on your credit card when you arrive or before your stay. It will be released within 24hrs of your departure, less the cost of any damage/breakages.3 night stay £250
Up to 28 days £500
Dogs £200 - We expect you and your guests to treat Beach Lawn House with due care so that other guests may continue to enjoy it. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action.
- In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
- If there has been an accident that has caused any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. so we can reach an agreement with you on how much payment will be needed to rectify the damage caused.
- Any damage or breakages found after your departure will be photographed, date-stamped, and emailed to you within 24 hours of your stay.
- We will charge you the amount it will cost us (or a 3rd party specialist) to make the repair or purchase the item to replaced, plus a £50 admin fee.See examples charges below:
- Specialist deep cleaning or re decoration to walls:
If any extra intensive cleaning is required over and above normal usage after you or your guests have departed (this includes 3rd party companies hired to provide a service for you) , you shall be liable for the cost of the extra cleaning that may be required . Charges will only be levied in the event that it takes our team of cleaners any extra time and/or effort to clean the room. We will automatically hold your damage deposit until all work has been completed. When the work has been completed, we will give you a copy of the final bill for your records. - Carpets:
If a carpet is soiled or damaged to the point that it needs to be replaced, then you will be responsible for the entire replacement cost to include fitting. We will automatically hold your damage deposit until all work has been completed. When the work has been completed, we will give you a copy of the final bill for your records. - Repairs or replacements to furniture or other house items:
Will be charged for at a labour rate of £35 per hour plus materials. We will automatically take £250 from your damage deposit until all work has been completed. We will automatically hold your damage deposit until all work has been completed. When the work has been completed, we will give you a copy of the final bill for your records. - Mattress Spoilage:
Our standard minimum charge for Mattress Spoilage is £150. If the Spoilage is severe and the mattress needs to be replaced then you will be expected to cover the cost of the replacement. We will automatically hold your damage deposit until all work has been completed. When the work has been completed, we will give you a copy of the final bill for your records - Loss of room or hotel revenue
If a room at Broadoaks needs to be kept out of service due to any damage caused by you or your guests, you will be charged the full rate per our standard tariff for the room until the room can be opened again for use. - If the damages are reported to us prior to your departure per clause 6.4 then we will remove the £50 admin fee stated in clause 6.6
- If the amount held as a damage deposit is not sufficient to cover the cost of the damage or breakage, then you will be sent an invoice for the remaining amount. The amount should be paid within seven days of your departure.
- A soilage & damage deposit will be taken as a pre authorisation on your credit card when you arrive or before your stay. It will be released within 24hrs of your departure, less the cost of any damage/breakages.3 night stay £250
- ARRIVAL AND DEPARTURE
- Your booked accommodation will be available from 14.00hrs on the day of arrival (we may be able to accommodate an earlier check in by prior agreement), and must be vacated by 11.00hrs on the day of departure, unless specific alternative arrangements have been agreed in writing.
- You will be met by one of our private hosts, they will show you the accommodation and answer any questions that you may have, then hand you the keys. If our host is not available or your check in time is after 6pm then you will be given the code to a key box to collect your keys, you will also be sent a WhatsApp video tour of your accommodation so that you are familiar with everything.
- If you fail to vacate the accommodation 11.30hrs on the date of departure then we reserve the right to invoice you for a sum equal to the cost of the accommodation for one night. If you leave possessions in your room, we will treat this as a failure to vacate within this clause.
- If you lose keys to the accommodation, we reserve the right to charge you £25 for replacement keys and/or door furniture.
- AMENDMENTS or CANCELLATIONS
In the event that you have to cancel or part cancel a booking, such as a reduction in the number of days you will be staying with us, you must notify us in writing by email for the cancellation to be effective.
- If you cancel:
- Up to 14 days prior to your arrival date we will keep the 25% non-refundable deposit and refund all other payments made.
- Between 7 and 14 days prior to your arrival date a 50% cancellation charge will apply.
- Less than 7 days before your arrival date will receive no refund.
- If you wish to amend any of the booking details, such as a change of name, we reserve the right to charge an administration fee of £15 which will be notified to you at the time.
- On long term contract bookings (1month plus) refunds will only be given if we are able to resell the term once notice has been accepted.
- We will allow you to transfer a booking to another date as long as the change is made within 14 days of your stay. You may be asked to pay the difference in the booking value if you have moved to a higher-priced season or room type.We strongly advise that you take out comprehensive travel insurance to cover cancellations.
If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.Cancellation by Us:We reserve the right to cancel a booking without any liability to you for any loss suffered or inconvenience caused if the following circumstances
- If a booking differs in reality form the original understanding;
- If in our reasonable opinion, the booking will prejudice our reputation and or bring us into disrepute;
- If we become aware of any significant alteration in your financial situation such as any form of insolvency;
- If we are closed such that that the accommodation cannot be used due to circumstances beyond our control; such events include war, riot, civil strife, industrial action, staff illness, fire, terrorism, political unrest, national or local government or other public authority restrictions, pandemic or epidemic or concern with regard to the transmission of serious illness.
- If the Property or any part of it is damaged by fire so as to be unfit for habitation and use, the Fee or a fair proportion of it according to the nature and extent of the damage sustained, shall be suspended until the Property is fit for habitation and use again.
- In the above cases we will refund you any monies paid up to the time of cancellation.
- ENTRY & REPAIRS
- The Licensor may enter the Property at all reasonable times with all necessary workmen and appliances to provide any services agreed with the Licensee, to inspect the Property and the Contents, and to carry out any repairs or alterations that may be necessary during the Term.
- Cleaning will be undertaken once per week for which access must be allowed.
- Bedding & Towels will be replaced Once per week unless otherwise agreed.
- GENERAL HOUSE RULES
- Wi-fi internet access is provided FOC, you and your guests must use this access to the internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
- The internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is prohibited and will be reported to local authorities.
- Please remove shoes before entering the lounges or bedrooms.
- Please lock the doors and close the windows when you leave the property unoccupied.
- Please make sure you switch off lights, heating, or any electrical appliances when you go out – we’re an eco-friendly house.
- Please don’t take any bath towels with you to the beach. Use the beach towels provided.
- Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
- Please respect the local community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.
- Candles are not allowed inside the house.
- Any problem or complaint which the client may have concerning their stay must be immediately reported directly to your host. We will endeavour to put matters right. Any complaints not reported at the time and only reported after the client has returned from their stay will not be considered by the proprietor.
- Alterations – the Licensee must not make any alterations or additions to the Property or its decorations, fixtures or fittings, or the Contents;
- Defacement – the Licensee must not deface the Property or permit or suffer it to be defaced internally or externally;
- Contents – the Licensee must keep all contents of the house in their present state of repair and condition.
- The Licensee must not move any items of furniture from room to room in the Property and must replace in its original position any furniture that is moved within rooms.
- The Licensee can view an inventory of all the contents at the beginning of the term.
- Per clause 6 of this agreement Items damaged or lost will be charged at full replacement cost plus a £50 admin fee.
- LIABILITY
- We do not accept liability for any damages or losses except for personal injury or death caused by our negligence.
- Subject to paragraph 12.1 above our liability to you shall under no circumstances exceed the amount actually paid in respect of your booking. We do not accept any liability for loss or damage of an indirect or consequential nature, loss of revenue or profits, anticipated or wasted expenditure, loss of business, goodwill or opportunity.
- Beach Lawn House shall not be liable for any temporary defect or malfunction of any equipment, or appliance in the building & grounds.
- No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
- Beach Lawn House is not responsible for the loss of any personal belongings or valuables of the guest.
- SMOKING & VAPING
- No smoking or Vaping is allowed INSIDE the Property. If either has taken place, we reserve the right to make a £250 to fumigate the room.
- We are a STRICT NON-SMOKING HOUSE; smoking is permitted on our outside terraces and gardens only. We also respectfully ask that you and your guests please use the ashtrays provided.
- ADVERTISEMENTS
- The Licensee must not fix or exhibit any placard, poster or other advertisement on any part of the Property, or allow anyone else to do so.
- DOGS
- We welcome well-behaved dogs to stay in our apartments.
- Dog guests must be over 12 months old, and weigh less than 25kg we only allow a maximum of 2 medium-sized dogs per room.
- Dogs are charged at £15per dog per night.
- Water bowl, Towel/Blanket and welcome treats will be provided.
- We request that dogs are NOT allowed onto the furniture, especially sofas and beds, guests are also responsible for cleaning up after their pets
- Dogs “on a lead” are permitted in the front garden and public corridors, all main grounds and outside terraces.
- Dogs “off the lead” are NOT permitted in ANY areas other than your accommodation.
- If your dog causes disturbance to other guests while they are in the house or in your room, then we may politely need to ask you to move the dog into your car.
- A damage deposit of £200 will be held see clause 6.1.
- Unless your dog is crated, you are NOT permitted to leave your dog in our accommodation unattended, from past experience if your dog frets in your absence then they sometimes decide to scratch or chew items in our rooms.
- NUISANCE & NOISE
- The Licensee must not do anything on or in connection with the Property that may be or tend to be a nuisance, annoyance or cause of damage to the Licensor or to any neighbouring or adjoining property or its owners or occupiers, or allow anyone else to do so.
- The Licensee must not use the Property or any part of it for any illegal or immoral purpose, or allow anyone else to do so.
- The Licensee must not play any musical instrument or device and must not allow noise from a radio, television set, compact disc, tape or record player or sound production system of any kind or any machine or equipment to be heard outside the Property after 10.00pm or before 8.00am.
- DRAINS
- The Licensee must not block the sinks, baths, lavatories, cisterns or pipes in the Property with rags, dirt, rubbish, refuse or other substances, and must not cause any obstruction or blockage in the sinks, baths, lavatories, cisterns or pipes or damage them in any other way.
- PARKING & EV charging
- Free parking is available in the road outside the property.
- Cars must NOT be driven through the gates into the main house driveway
- By prior arrangement we MAY be able to facilitate you charging your EV, this will need to be discussed with your host at Beach Lawn House. There will be a charge for this if we are able to accommodate you.
- INSURANCE
- The Licensee must not do anything or allow anything to be done as a result of which the Licensor’s insurance on the Property may become void or voidable or as a result of which the rate of premium on the policy may be increased. Guests’ personal effects are not covered by Beach Lawn House insurance.
- ACCESS STATEMENT & FIRE RISK ASSESSMENT

- GOVERNANCE
- This contract shall be governed by the law of England and wales. You and we agree to submit to the non-exclusive jurisdiction of the courts of England and wales.
- We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
